Built for landlords with 2 to 100 units
Split shared utility bills between your tenants in minutes.
Enter the water, gas, electric, or trash bill once. SplitDue divides it fairly across your units, generates a bill for each tenant, and remembers which months you've already billed so nobody gets charged twice.
Plans from $9/month. Cancel anytime.

The spreadsheet grind
Every month: download the bill, do the math, redact your account number, write three emails. Forget once and you eat the cost.
The double-bill dispute
"You already charged me for July." Without a record of which dates were billed, you can't prove otherwise.
The services that say no
Utility billing companies turn away buildings under 10 units or charge more than the bill is worth.
How it works
Set up once in about five minutes. Then each bill takes under a minute.
- 1
Add your property and units
Occupants, square footage, and whether a unit is owner-occupied, vacant, or has its own meter.
- 2
Choose how each utility splits
Water by occupants, gas by square footage, trash equally, internet a flat amount. Add an optional admin fee where allowed.
- 3
Enter a bill, download tenant bills
Type the total and service dates. Preview the split, generate PDFs, and the period is marked as billed.
Everything a small landlord needs. Nothing they don't.
Four ways to split
Equal per unit, by number of occupants, by square footage, or custom percentages you set once. Override on any single bill.
Submetered units, plus the remainder
Only one unit has its own meter? Enter its reading. It pays for exactly what it used and the other units share what's left.
Never double-bill a month
A tracker per utility shows exactly which dates are billed, flags gaps, and warns you before you enter an overlapping period.
Owner and vacant units handled
Your own unit and empty units still get their share of the bill, but it's absorbed by you, never pushed onto tenants.
Tenant bills as clean PDFs
Each bill shows the master total, the method, the tenant's exact factor, the due date, and your contact for questions.
Built with the rules in mind
Tenants are never billed more than the actual bill. Common-area deductions, fee caps, and state notes keep you out of trouble.

Questions landlords ask
- Do my tenants need an account?
- No. You download a PDF for each tenant and hand it over however you already communicate: email, text, or on paper. Tenants pay you the way they pay rent.
- Is splitting utilities legal where I am?
- In most US states, yes, as long as the method is disclosed in the lease and you never bill more than the actual cost. A few states restrict or ban it, and some cap admin fees. SplitDue shows a note for your state, but you should confirm your local rules. This is not legal advice.
- What if only some units have meters?
- Mark those units as submetered. On each bill you enter their usage and the bill's total usage (or the per-unit rate). They pay for their usage; the unmetered units split the rest.
- My water bill comes quarterly and gas monthly. Does that work?
- Yes. Every bill stores its real service dates, so quarterly, monthly, or odd-length periods all show up correctly in the tracker.
- Can I add a fee for my time?
- You can set an optional flat admin fee per tenant bill. Because some states cap or prohibit these fees, SplitDue shows the relevant note for your property's state.
- What happens after the free trial?
- Your card is charged for the plan you picked when the 14-day trial ends. Cancel any time before that and you pay nothing.
